Out of Town Homeowner Full Service Listing Services

With Hampton Roads being one of the largest military communities in the world, there are quite a few homes whose owners are living out of the area.  Some times the home is kept as a rental in the hopes that the family will one day return to the area.  Sometimes a home needs some more time to increase in value and wait out a dip in the real estate market.  Whatever the reason, owning a home from out of the state or in some cases out of the country can be very stressful.

Here is where we can help!  We pride ourselves in having a "do whatever it takes" attitude in how we service our clients.  This mentality is what it takes when we are selling a home for someone living thousands of miles away.  Sellers need to know that whoever is helping them with their home sale has got it taken care of.  We have been fortunate enough to be that reliable real estate team for quite of few long distance home owners.

Here are some of the things that we have done for our out of town clients:

  • Evaluate property after tenants move out
  • Coordinate renovations to get home ready to list
  • Property staging
  • Professional photographs of the home to make it look amazing online
  • Market the property for sale utilizing our 10 point marketing system
  • Manage all showings and provide feedback to sellers
  • Negotiate best price for the home once an offer is received
  • Coordinated lawn service and home maintenance while listed
  • Check in on home periodically to make sure everything is safe and secure
  • Get quotes for any inspection repairs and manage any repairs
  • Manage walk through inspection
  • Manage the arrangement of remote notary for sellers closing
  • Ensure successful transfer of ownership

A few of our recent out of town sellers:
The Garcias - Chesapeake, VA
They lived in Northern VA and rented the home for a number of years while they waited for the home to appreciate in value.  We were able to get the home painted, floors redone and yard cleaned up which resulted in a full price offer in the first week.  All while they were 300 miles away.

The Hammonds - Norfolk
The Hammonds owned a home in a nice gated community in Norfolk before they were transferred to Germany for 2 years.  They weren't sure if they would end up back in the area and they didn't want to be landlords from half way across the globe so they called us to help them sell their home.  We offered them our full service listing services and were able to get multiple offers while they were getting settled in their new country.  We even got power of attorney to sign the closing documents.  We are so grateful they trusted us to help them get their home sold.  Here is a testimonial from them.

"When we found out the Army was sending us to Germany, we knew we needed to find a realtor with great communication skills and super work ethic.  Two of our previous neighbors had Eric Ziemer as their realtor and highly recommended him.  Eric and his team have been better than we could have hoped for.  Eric is a great communicator, which is critical when dealing with transactions and the stress of selling from abroad.  He provided excellent and timey market analysis, which really helped us hone in on the sweet spot for selling.  Ultimately he got us not one, but three offers to choose from.  I highly recommend Eric Ziemer and his team for one of the best home sales experience you could ever want, and most importantly, to get your property sold with your interests as his top priority."
